BOOKING
The reservation will be valid only after payment of a deposit equal to 30% of the total lease that may be paid by bank transfer, bank check or cash.

PAYMENT
The balance is due upon arrival together with the delivery of the keys. To take possession of the flat, the visitor must provide identity documents of all persons who will occupy the apartment. The guest is personally liable for the correctness of the data that will be sent by the manager to the police authorities. Early departures are not refundable.

CANCELLATION
The cancellation that is received by the manager at least 30 days before the start of the stay, will result in the return of 50% of the deposit. If the cancellation is received by the manager between the 29th day and the start date of the stay will result in the loss of the entire deposit.

ARRIVAL
The key handover will be the day of arrival from 2pm
If the customer could not arrive on the appointed day, is politely invited to notify by telephone the manager. The guest that has not occupied the apartment booked by 10am the next day, is meant renouncer and the manager may re-let the apartment.
The minimum stay is one week. The apartments are rented only from Saturday to Saturday unless otherwise laid.

PRICES
The price includes: accommodation in a good state of use, furnished in manner appropriate to the rating and the number of beds, the use of air conditioning, the normal consumption of gas, hot and cold water and electricity. Repairs and maintenance are charged to the operator, unless they are directly attributable to the guest incorrect use of the leased asset. The price does not include: contractual costs (for stays longer than 30 days) sheets, tablecloths, linen in general, cots and use of any accessories such as air conditioners and other services, unless otherwise agreed in writing with the manager.

STANDARDS OF LIVING AND RESPONSIBILITIES
The number of persons occupying the property must not exceed the beds in each room. The manager has the authority to remove people in surplus. In this regard, children are considered as adults. The manager may authorize, upon request, an additional person after paying a surcharge.

The guest undertakes to use care with the furniture and equipment provided. He/She will, however, must leave the apartment in the same condition as received and repay the manager of any damage and / or failures caused . The complaints regarding the condition of the inventory will be accepted only within 24 hours after arrival. It is not allowed the use of equipment for heating, air conditioning and electric hob. In accommodation, small pets are allowed only if authorized by the operator.

In order to prevent theft, always lock the doors, windows, shutters, when the host is not present during the day and night. Any shortage of personal effects, valuables or cash resulting from theft are not to be charged to the operator, if this were to happen the guest is invited to report the fact to both the operator and regulatory authorities in a timely manner.

During the period of stay, the guest must comply with the Regulation, in particular, the rest from 1pm to 4pm and from 1pm to 8am. In the event of non-compliance with the regulations, the manager reserves the right to remove the guests from the apartment, with nothing to repay and without prejudice to the request of any damage caused by them.

EQUIPMENT OF APARTMENTS
All apartments are furnished and equipped with air conditioner, fridge freezer, gas stove, water, electricity 220 V and equipped with kitchenware (dishes, glasses, cutlery, pots and pans varied) do not have TV, washing machine, iron and small appliances (toaster, hair dryer, etc.). Particular needs not included in the normal equipment of the apartment are charged to the host.

For each bed are available a blanket and a pillow. The customer must bring bed linen, table linen and towels. The mattress covers and pillow covers can not be used as bedding. The guest must equip himself with insulating sheets to protect the mattress in case there are small children or other people who need it.

It is forbidden to throw large objects in the drains of the sinks, toilet, shower. Any intervention to clean the drains will be charged to the customer.

DEPARTURE
The departure must take place before 10am on the last day of stay, with the delivery of all keys received on arrival and of eventual remote controls. In the event of non-delivery of the keys to maturity, the operator is entitled to repossess the leased property, move elsewhere personal property if found, without being liable for any shortages or breakages.

Before departure, the guest will be required to:
Clean the kitchenette (fridge, gas stove, sink), rinse and put in special cabinets all the kitchenware (dishes, glasses, pots) replacing worn or broken items with others of equal quality and features, put all rubbish in the bins located in the street.
Close all windows, shutters and check that all the knobs of the stove are properly closed.
Ensure that nothing is forgotten in the apartment because the operator can not guarantee the finding.

A mandatory fee of € 30,00 is required for final cleaning.

DISPUTES
You can ask for refund, compensation or resolve any dispute only after paying the balance, and only with the owner of the building. Any dispute will be settled by the Court of Udine.
The operator reserves the right, in case of unexpected problems in assignment the apartment, the right to replace it with another. The demand for a particular apartment (number, floor, view, etc..) will be taken into account, however, the manager does not provide the full guarantee.
Upon receipt of the contract, the renter accept all the conditions exhibited here.
